Property Information

This section of the report contains important information about the property as it is registered at the Deeds Office. The information includes:

• Erf/Sectional unit/Farm/Agricultural holding official description
• Property size
• Municipality

It is important to identify the official description of a property, as legal references to property are generally made using the property’s official description and not the street address.

Property and Municipal Valuation

PropIQ's property valuations are determined using a computer generated, statistical model which takes into account a variety of different factors such as recent sales in the area, the total size of the property, and nearby house prices. You can find out how our valuation works.

The report also contains municipal valuation details provided by the relevant municipality and represents the market value assessed for rates purposes as at the date of valuation.

Property and municipal valuation information will be included in the report when available.

Sales Information

The sales information section will include detailed information about properties recently transferred and properties pending registration.

Information includes:

• Property description
• Property size
• Price

Sales information will be included when available.

Owner Information

This section includes information about the registered owners of the property. In cases where the property is owned by a company, we'll show you the details of the company. Owner information includes:

• Owner's full name
• Identity number or company registration number
• Percentage share of the property owned by each owner
• The title deeds reference number

Bonds and Other Endorsements

The PropIQ report shows all bonds taken out by the owner on the property, as well as the value of the bond and the institution listed as the bond holder.

This section will also contain information about any interdicts on a property. Interdicts are typically used to block the sale of a house when the owner is unable to meet loan repayments.

Transfer and Property History

PropIQ maintains a record of all of the previous transactions involving a specific property. Our report shows a list of previous owners, when they bought and sold the property, for what price, and any bond information associated with transfer.

The transfer history includes information about the last 3 transfers that took place against the property.

Map Overview

Using satellite imagery provided by Google Maps, your report will include a birds-eye view of the specific property, allowing you to get a good idea of the extent of the property in relation to the area surrounding it.

Amenities

The list of amenities includes places of interest and convenience closest to the property.

Suburb Trends

This section of the PropIQ report provides up-to-date suburb trends, showing a yearly break-down of average house prices and number of sales in a suburb.
